Since the early seventies, the Israeli settlement associations have been trying, as part of their ploys to Judaize and settle in Jerusalem, to “reclaim ownership” of real estate that was allegedly inhabited by Jewish families before the Nakba, as they claim.

Subsequently various states and local jurisdictions instituted rent control measures and many still exist today.32 This rental stock is facing growing pressure from real estate markets, and more recently from the threat of “predatory equity”. 45. Predatory equity appeared during the recent real estate bubble, described as an investor purchasing a rent-stabilized building, with a mortgage which is securitized and sold repeatedly over a short period of time for ever-increasing sums. (...) Given the downturn in the real estate market, there exists a high risk that such mortgages will default, and the Special Rapporteur heard reports of investors simply walking away, leaving the building to the bank, and tenants with uncertain futures.

The People’s Advocate requested from the Central Office of Real Estate Registration a general overview on the progress of the initial registration of estate property for the years 2011 and following, in how many cadastral areas is divided the territory of Al- bania, how many final decisions of CORER in districts and regions are registered in Local Office of Real Estate Registration of regions from the beginning of compensa- tion process, how percent of the lands and territories are still unregistered, how many cadastral areas are not in the process and are not updated for initial registration, which is the reason for this and the total surface of them, which are the reasons that have impeded the initial registration process of estate properties and if there is pro- vided any legal initiative of legal reform to accelerate the process, if its planned any change of the Intersectional Strategy "Reform in the property rights area 2012-2020" and its Action Plan, approved by the Decision of Council of Ministers no. 405, dated 27.06.2012 , etc. (...) Respecting the rights of ex-owners to possess their property, the People’s Advocate conducted a study, for people and families directly affected by the emptying process of housing and the real opportunity state can meet their requirements for house ac- cording to the law. (...) Besides the Victims of Trafficking Center in Linza, there are some other residential centers that offer their services as civil society organizations, local and foreign, in accordance with the agreements they have with the competent authorities (Vatra, Tjeter Vizion, Arsis, etc.).

Large amounts of illicit funds are widely reported to be diverted to the real estate sector as a means of money-laundering, despite prevention initiatives by the developers’ association and government agencies.20 14. This means, among other things, collecting and imposing taxes and preventing money gained through corrupt practices from landing in residential real estate or other assets held either domestically or internationally. It is well established that in Nigeria real estate is used as a convenient place to launder money gained through corrupt practices, to park excess capital and to provide financial security for the wealthy.
